What's included

Everything that should be checked, checked.

A tune-up and a full maintenance visit cover the same checklist. The difference is time on the door: a tune-up focuses on adjustments, a full maintenance swaps worn parts before they fail.

  • Spring tension & balance
    Door should hold itself at half-open. If it doesn't, the springs are drifting out of spec. We re-tension on-site.
  • Cables, drums, and rollers
    Inspected for fraying, jumped windings, and worn nylon. Lubricated or replaced before they bind.
  • Hinges, bearings, and hardware
    Every hinge and bearing lubricated. Loose bolts re-torqued. The door gets quieter immediately.
  • Opener chain, belt, or screw
    Drive mechanism cleaned and re-tensioned. Logic board tested. Remote and keypad batteries checked.
  • Safety reversal & photo eyes
    UL-325 safety tests: contact reverse and photo-eye cutoff. Both must pass or we don't leave.
  • Weather seal & threshold
    Bottom gasket and perimeter seals inspected for rodent damage, drafts, and UV cracking. Small fixes handled on the visit.

Step 01

Inspection

Full 20-point walkthrough. Springs, cables, rollers, opener, safety systems. Photos taken if anything needs attention.

Step 02

Adjustments

Tension re-set, hardware torqued, drive mechanism re-aligned, photo eyes calibrated. Small stuff fixed in place.

Step 03

Lubrication

Every moving part lubricated with the right product. Bearings get oil, chains get grease, rollers get silicone.

Step 04

Report & recommendations

You get a plain-English summary of what's great, what to watch, and when to schedule the next visit. No scare-tactic upsells.

What affects the cost

Tune-ups are flat. Maintenance with parts varies.

A standard tune-up is a predictable, published price per door. Call us and we'll tell you. Full maintenance with part replacements depends on what we find. Either way, you approve the work before we start.

Number of doors

Most homes have one. Multi-bay garages and commercial buildings get a per-door rate that drops for each additional door on the same visit.

Door size & type

Heavier commercial doors take more time and specific hardware. Residential single and double doors are the standard rate.

How long since last service

Doors seen yearly need less bench time. A first-visit-in-a-decade takes longer and may need a few worn parts replaced to hold the tune.

Parts, if any

If a roller or cable is visibly done, we'll flag it and quote the part before replacing. Never a surprise add-on.
